West Edge defines what a live, work, and play environment can embody on Los Angeles’s sunny west side. As one of the first mixed-use, transit-oriented developments (TOD) projects along the new Expo Line connecting downtown Los Angeles, Culver City, and Santa Monica, it represents a blueprint for what similar multi-modal environments can achieve in the creative heart of West LA. The mixed-use project sets a precedent for upcoming ventures along the rail line and across LA Metro’s expanding network by embracing a forward-thinking approach to urban density. West Edge is one of the first projects to strategically integrate a comprehensive transportation network that prioritizes mobility, including cycling, bus, metro rail, pedestrian, and vehicular access — giving residents a multitude of options for their daily commutes and reducing reliance on individual vehicles.

The team’s design and approval process was rigorously guided by input from individual and community stakeholders, gathered during over 150 meetings conducted across four years to ensure that everyone with a stake in the community had a voice. West Edge is designed to transform a busy intersection into a thriving neighborhood hub and a communal gathering place.

The mixed-use development includes 600 luxury apartments, 150,000 square feet of creative office space, and 90,000 square feet of retail amenities, including a specialty grocer, boutique shops, studio fitness facilities, and an array of restaurants. West Edge breathes new life into the surrounding neighborhood by hosting events like a farmers’ market, pop-up craft fairs, and community-oriented activities in its vibrant open-air plaza.

With an emphasis on sustainability, connectivity, and wellness, the creative offices provide a modern workplace experience and are 100% leased. Abundant natural light pours through 11-foot, floor-to-ceiling glass on every level of the terraced eight-story office building, which is registered for LEED Platinum certification and pursuing WELL Core & Shell Certification.
